How much is Bukit Batok EC?
With a land bid price of $626 per square feet per plot ratio, and considering the land bid prices against 2022 launches, the indicative price should be hovering between 1350-1400 per square feet.
Is EC considered HDB?
EC is considered under the HDB ruling. However, individual projects are built and designed by private developers with a Subsidised land bid price, in which an EC will reach its MOP (Minimum Occupation Period) in 5 years that can be sold to Singapore Citizens and Singapore Permanent Residents, and finally fully privatised in 10 years.
Is it worth it to buy EC in 2023?
Price Gaps between EC and Private Launches have been significantly bigger over the year, hence making it very worthwhile and attractive to purchase a unit in an EC. Moreover, capital appreciation for EC has been very significant over the years and hence making it a very much worthwhile investment too during the stay.
How does the process work for balloting in EC?
Balloting for EC launches is exactly the same as a private property. However, the only key difference is that EC purchase allows buyer to retain and keep their hdb while waiting for the BUC (Building Under Construction) to be ready as compared to a private launch which the existing property has to be sold prior to purchasing a unit in the new launch.
For new private launches, only NPS (Normal Progressive Scheme) is allowed. For EC launches, buyers are able to use both NPS and DPS (usually 3% premium price) that allows buyers to bridge their existing flat while waiting for the BUC to be ready.
How much cash upfront is needed to purchase EC?
Generally, only bank loans are allowed, which means that 75% LTV (Loan to Value Ratio) is allowed for buyers (Under NPS). DPS allows up to 80% including bridging loan.

More About Bukit Batok Ave 5
On June 16, 2021, the government announced the launch of the GLS programme for 2022 with five confirmed sites and eight reserve sites. These sites are expected to yield around 6.500 residential units and 90,000 square meters of commercial space.
The MND has released the list of private residential sites that it intends to acquire. This includes an executive condominium site at West Avenue 5. These sites can yield about 2,785 units, while the remaining four sites can yield about 495 units each. Some of the reserve sites include an EC site at Tampines Street 62 and two white sites in Bugis and Woodlands Avenue 2 respectively.
One of the sites is a hotel site. It can yield around 700 EC units, 530 hotel rooms, and 90.000 square meters of commercial space. The land plot for the 5 EC site is located next to the upcoming 8 EC land plot, which is scheduled for public sale in 2023.
